Ottawa Septic Inspections is a fully licensed and insured septic inspection and installation specialist serving Greater Ottawa and the Ottawa Valley since 2007. Authorized through the Rideau Valley Conservation Authority (RVCA), inspector Clayton Vance services 200+ homes each year, continuing the standard of quality and trust established by founder Wayne Morris.
We deliver meticulous septic inspections and installations with clear, honest communication so you always know where your system stands.
How quickly can you be available for a realty home inspection?
We understand how agile buyers need to be in this housing market. We work with your needs. We can schedule to overlap inspections, meaning we can coordinate to arrive at the same time as the home inspector and can be available within the day or following days from contact.
How much time on site do you need to perform your inspection?
Two to Three hours allows us enough time to thoroughly inspect the system using video and photographs to then do an in-person walk through, followed by a written report.
What does your septic inspection process look like?
Typically we arrive as scheduled, inspect all aspects of the system including holding tank, leaching beds, cesspool, grey water systems and subpump, risers and vent caps, while keeping an eye for any blockages, sludge build ups, root infiltrations or cracks. We use top of the line video cameras to review every corner of a system, with proper lighting and evidence to ensure you are not buying a home without all the information. This camera work is beyond a typical ‘traditional’ inspection, reducing the “guess work to zero”.
Then we walk through our findings with you, explain how everything works for this specific system, and review any concerns or recommendations in person, with time for any questions or discussions around next steps.
What does your inspection report entail?
After our in-person, on-site walk through, we write up a report with a line by line breakdown of all areas reviewed, photo evidence of findings and recommendations that you can use as talking points for your buy/sell agreements.
Can you advise me based on your inspection?
You need to make choices that are best for you and your family, but yes, we can have a candid conversation about the state of the system, next or future steps, and review any hesitations or concerns you may have.
What happens if I am looking to buy a home but the septic is no good?
A repair may be an option to discuss, but we can also look at how many years that may get you, and the value of that and compare it against a replacement and see what approach is best for you and your plans for the home.
What are signs that my septic system is failing?
Does your toilet gurgle? Do you notice wetness around the leaching beds? Does the grass growth pattern vary? Does your grey water discharge to the correct direction? These are all indicators that you should have your system checked.
What type of homes do you do installations for? Are there septic types?
We can do a septic installation for new builds and new construction homes, and offer different styles of systems such as an eco flow system, water biofilters and Eljen systems. Just talk to us about what you need or what you would to like to learn more about.
What is the timeline to do a repair or replacement?
There are a few variables for the timeline, such as the location of the old system, the planned location for the new system, and the time of year. Typically you are looking at 4-5 weeks from permit to topsoil.
Do I need to temporarily re-locate during installation?
No you do not. We will work hard not to disrupt your regular day to day, however water conservation may be a factor.
Do I need to coordinate other services for the installation process?
No, we have a network of professionals we are happy to work with, and can assist you in the full process including excavation and backfill, and plumbing services in association with the installation needs.
